Bungalows, with their single-storey simplicity, have enjoyed enduring popularity, particularly in the UK. The charm and practicality of these homes are undeniable, even as multi-storey developments continue to dominate new builds. As Paul Caparn of PJC Property Development explains: “I am a huge fan of bungalows. With the functionality of single-storey living and simple, flowing layouts, it's easy to see the appeal." 

Indeed, bungalows have carved out a niche in the housing market, offering unique benefits that make them highly desirable despite their limited availability.

Why Are Bungalows So Appealing?

One of the key attractions of bungalows is their functionality. All living spaces are on a single floor, making them ideal for a wide range of homeowners, particularly those with mobility issues, retirees looking to downsize, or families with young children. 

The absence of stairs adds convenience and safety, and the flow from room to room tends to feel more open and intuitive.

Beyond their layout, bungalows often occupy larger plots of land compared to their multi-storey counterparts. This typically results in bigger gardens and more space between neighbouring properties, which is a sought-after feature in densely populated urban areas. As Caparn notes: "Bungalows typically occupy a good-sized plot with bigger gardens and greater space between neighbouring properties." 

The spaciousness and privacy that bungalows offer contribute to their allure, making them a preferred choice for those looking for a peaceful living environment.

Moreover, bungalows are relatively easier to maintain compared to multi-storey homes. Routine tasks such as cleaning gutters, washing windows, or maintaining the roof can be much simpler when everything is on one level. 

For older homeowners, this can be a significant advantage, reducing the physical strain and cost of home upkeep. Ideal for younger families with open plan living with space to run around!

The Opportunity for Expansion

Many bungalows offer scope to extend sideways, or upwards into the loft, often without needing planning permission. 

Permitted development rights frequently allow homeowners to increase their living space without the need for extensive regulatory hurdles. Pau Caparn highlights this advantage: “Combine this with easier routine maintenance, plus the scope they generally offer to extend or go into the loft, there’s plenty to like.”

Despite their many benefits, bungalows remain relatively scarce in the UK housing market. Historically, there were periods when bungalows were built in large numbers, especially in suburban developments during the mid-20th century. 

However, as land prices have increased and urban areas have become more crowded, developers have shifted towards multi-storey homes and apartment complexes. The rationale is simple: multi-storey dwellings allow for more units to be built on the same plot of land, maximising profitability in an environment of limited land availability.

As a result, bungalows now make up only 7.6 per cent of the UK’s housing stock, according to recent figures. This limited supply, combined with high demand, has driven up prices. The Office for National Statistics (ONS) reported in November 2023 that the average price for a bungalow was £330,000, compared to £285,000 for a typical house. The price premium reflects the desirability of bungalows in today’s market, where many people are eager to secure a property that offers single-storey living, generous outdoor space, and the potential for future expansion.

The Bungalow’s Bright Future

Even though bungalows are less common in new developments, their future in the housing market looks bright. Homebuyers continue to recognize the unique benefits of bungalows, particularly as lifestyles evolve and the demand for flexible, low-maintenance living spaces grows. For those fortunate enough to find the right bungalow, the rewards can be significant. As Caparn enthusiastically concludes: “If you can find the right one to put your stamp on, the end results can be fantastic.”
