Developer hosts public exhibition for 50 new homes in Hartland

Baker Estates has hosted a public exhibition to unveil more detailed plans for a 50 home new development at Hartland

Developer Baker Estates has hosted a public exhibition to share its proposals for 50 new homes to the east of Pengilly Way in Hartland.

The event took place yesterday (Monday, December 8) at Hartland Parish Hall, where residents were invited to drop in, view the plans and speak with the project team.

Baker Estates has acquired an interest in the site, which already has outline planning permission granted by Torridge District Council in April 2024.

With the principle of development already established, Baker Estates is now preparing a reserved matters application to address the detailed matters such as layout, scale, design and landscaping.

It said the high-quality development of 50 new homes was designed to complement Hartland’s character and respond to local housing needs.

The proposals include 44 open-market homes, with a mix of traditional two-storey houses, bungalows and chalet bungalows - property types in short supply locally but in high demand.

Baker Estates says providing these homes will help release larger family housing elsewhere in the community.

The scheme also includes four affordable homes to support local people in accessing housing, as well as two custom-build plots that will allow people to design and build homes tailored to their needs.

Vehicle access will be from Pengilly Way, while the development will also deliver a pedestrian and cycle connection between Pengilly Way and Harton Cross.

Parking provision will meet Torridge District Council’s standards, with garages to support adequate on-plot parking. The plans also incorporate public open spaces, including play and amenity areas integrated through the development.

Nicole Stacey, planning director at Baker Estates, said: “The exhibition was a very worthwhile exercise and we were able to speak with many Hartland residents to give our plans more context.

“Hearing the community’s views and feedback is important to us and the event seemed to be well received, giving the opportunity to ask questions and discuss our plans in more detail.”

Baker Estates will now review the feedback ahead of submitting the reserved matters application to Torridge District Council.
